A Few Words of Advice When Buying a House in Spain:
- Always, always, ALWAYS employ a lawyer to handle the purchase. You wouldn't buy a house in England without one, even though you probably have a fair idea of the procedure involved. Why do any different in Spain when you probably don't know the procedure?
- Use an independent lawyer, and not one suggested by the seller or estate agent. If you can't get an unbiased recommendation, stick a pin in the Yellow Pages.
- Don't let a salesman pressure you into a hurried decision, or worse still, a hurried signature. Don't sign anything unless you have fully understood what you are committing to. This would especially apply to any document written in Spanish (unless you are truly bi-lingual).
- Ensure that the house has all its paperwork in order. You can buy without all the documentation, but you won't be able to get a mortgage, you'll have difficulty selling again, and you will not even be able to get a proper electric supply connected. Don't rely on promises that "it'll be alright on the night".
- In the case of a resale, check what is included in the sale and what is not: kitchen white goods, cupboards, light fittings, garden ornaments, etc. You may find that even the furniture can be included in the deal.
- In the case of a new build, check what is included and what will be extra. Do you have to pay more if extra foundations are required? (Cabrera is difficult terrain.) How much terracing is included? Is walling included? Is an entrance gate included? Are kitchen units and white goods included? Does the floor tiling include skirting? What is the price allowance for tiles, kitchen units, etc? You will almost certainly want something better than the builder's basic specification, at considerably higher cost. How much will it cost if you want extra lighting? Is air-conditioning included, or only pre-installation? Is central heating included? The extras can (and generally do!) add up to a big percentage over and above the base price.
- Look carefully for any signs of subsidence, or in the case of a new build, ask for a geological report.
- Check outside of the plot as well. Is the infrastructure reasonably complete? Will you be living alongside a building site?
- Buying a house in Spain is very exciting. DO enjoy it, but DON'T leave your common-sense at home.
